Allison Homes South West has exchanged on a 4.75-acre site in Congresbury, North Somerset, marking a further step in the region’s strategic expansion plan.
The £30 million+ development will deliver 70 new homes, including 21 affordable units secured via a Section 106 agreement with a registered provider. The remaining 49 homes will comprise three- and four-bedroom detached properties, ranging from 958 to 1,421 square feet.
Land completion is expected in August 2025. A reserved matters planning application is due to be submitted to North Somerset Council in autumn 2025, with construction targeted to begin early 2026.
The site, brought forward in collaboration with strategic land managers OG Group, already benefits from outline planning permission. The development is accompanied by a significant package of infrastructure and community investment, including:
- £480,000 in Section 106 contributions towards school and public transport, as well as sustainable travel incentives;
- An estimated £700,000 Community Infrastructure Levy (CIL);
- A new children’s play area and enhanced public rights of way;
- Bat mitigation land adjacent to Millennium Green;
- A new pedestrian crossing on Brinsea Road to connect residents to local services.

Using HBF modelling, the development is forecast to support around 278 jobs, contribute over £2 million in tax revenues, and inject over £500,000 into local infrastructure.
The Congresbury site adds to Allison Homes’ growing South West portfolio as the company targets delivery of 2,000 homes annually across England with a strong focus on placemaking, partnerships, and sustainable growth.
