SO postcode area sees strong property price growth and steady sales performance through 2025

ASAP analysis shows property market resilience for Southampton and its surrounding areas

The property market in the SO postcode region, covering Southampton and surrounding areas, has recorded strong price growth so far this year, according to new analysis[i] from sales progression specialist, ASAP.

Between 1st January and 9th September 2025, the average property price in the SO area rose by 5.17%, from £453,873 in 2024 to £477,362 in 2025. The total number of properties brought to market also increased by 8.75%, from 23,315 last year to 25,355 this year, signalling growing activity and confidence in the local housing market.

Sales progress indicators for the period show steady improvement. The proportion of properties exchanged rose slightly from 54.32% in 2024 to 55.04% in 2025, while withdrawals fell from 45.68% to 44.96%, and fall-throughs remained stable at around 25.7%. The data suggests a consistent level of buyer commitment and improved transaction follow-through compared with the previous year.

At the same time, the number of price changes increased from 45.61% to 51.18%, indicating that sellers are actively responding to market dynamics to ensure properties remain competitively priced.

Richard Megson, Managing Director at ASAP, comments: “The SO region has shown positive signs of growth this year, with healthy increases in property prices and a rise in new listings. It’s encouraging to see that despite a challenging wider market, buyer commitment remains strong, and fall-through rates have remained largely stable.

“As always, the key to maintaining this momentum is speeding up the sales transaction process. The sooner we can reduce completion times, the more fall-throughs we can prevent, helping both agents and homeowners to move faster and with greater certainty.

“We welcomed the news last month on the Government’s plans to overhaul the homebuying and selling process. From the thousands of transactions, we are involved in at ASAP, we know that providing a dedicated resource for managing information, acting on that data and fostering strong relationships with all stakeholders helps towards minimising fall-throughs and accelerating transaction times.”
